MARKETING YOUR HOME
I use a 201 point system which includes a step-by-step marketing program that will insure that your home is given maximum visibility. Your home will be viewed by more actual buyers in the first month than most listings get viewed in their entire listing period. The proper pricing will ensure that you also get offers and your home will sell quickly! My marketing planning is unparalleled in Pinellas County!

MARKET PRICE ANALYSIS
One of my primary responsibilities is to arrive at an accurate estimate of market value for your home. To accomplish this, I conduct a detailed evaluation and analysis of your home and its competition in the market. During the analysis I make note of positive features AS WELL AS local features that may detract from the value of your home, such as busy traffic, local facilities that my cause noise, etc. I also conduct an analysis of competitive area homes, paying attention to the same positives and negatives. While my analysis is not an appraisal, it is far more detailed than the average real estate professional provides.
Many sales associates and brokers will tell you what they think you want to hear. I will give you the truth about your home and its value. Some associates will list a home at a price that is scientifically too high to sell according to a good analysis. They do this to get the listing. They hope you will see that your home is not being shown and be more open to discussing reducing the price later.
When I list a home, we are partners. We both accrue expenses in time and other costs. Additionally, I have expenses associated with marketing your home. If the price is not set correctly, we both lose. In a tough market like the one we are currently in, I will only take your listing if I believe I can get it sold in a reasonable amount of time. If you follow my advice, I will be happy to partner with you and we will get your home sold! In the end, you will be sure that the price we set reflects the true value of your home for current buyers under current market conditions . . . , after all, are you interested in listing your home, or selling it?
